I met Dave Simkins, 2 years ago when I was searching for a home.  Dave was probably the most patient, knowledgeable REALTOR® I had met. Within a short time of our meeting we were able to find and bid on the home I now own.  The entire transaction from beginning,  to closing the deal went smoothly and without a hitch, largely on account of Dave´s attention to details, and his ability to constantly stay on top of things.

I can take credit for David's hair loss. I started working with Dave August of 2003 when I was still living in DC and did not know much about the Phoenix metro area. I would fly in for a wekend and ask him to show me about 20 houses a day. They were all over the valley from Gold Canyon to Glendale.  I kept changing my mind, made three offers, backed out of one. This was my first time buying a house and really needed help. David was so patient, helpful and informative. He was so fun to work with, easy going and knowledgeable. After interviewing several realtors, Dave knew more than all combined.

We knew nothing about selling a home. But once decided, a sign was in front of the house and within days he sold it for more than our asking price.

He really knows the market and his business.

He took our wish list and made it a reality.

He was aggressive with the seller of our new home and even became THEIR "Answer Man."

When moving he knew everyone who would help in the move, from inspector to movers, from landscapers to plumbers.

During the entire process we hardly lifted a finger, except for packing of course.

We had a great experience with David Simkins. Originally, we were selling our house with a different REALTOR® who was a friend. What a terrible experience. She wouldn´t do anything for us. She wouldn´t even show the house to people requesting to see it. Our house sat on the market for 90 days in a supposedly hot real estate market. In our desperate search for a new REALTOR®,  we came across David Simkins through the Home Gain website. We relisted the house with him, and we immediately started getting offers. He uses all different kinds of media methods to get your house seen. We were so happy, he had our house sold in a short amount of time. We had 2 house payments at the time, so we were anxious to get the one sold! He went and found a buyer for our house too. David is great and we highly recommend him! Thank you David!!

We would like to take this opportunity to express our appreciation to Dave for the excellent job he did in representing us as buyers.  Dave went the "extra mile" and then some whenever we had questions or had concerns.  He was re-assuring whenever we were anxious, and always  professional and prompt at returning our phone calls and emails.  Dave has an extensive knowledge of the market and was able to advocate for our best interest at every turn. He took personal interest in us from day one back in Pittsburgh being sure to be "ahead of the game" so to speak, and update us on an changes and or situations we should seize. Contact started about 9 months prior to our move from Pittsburgh, and he maintained close contact and assistance throughout our move to Phoenix. He assisted with a wonderful place to move directly to where we could rent with our 2 doggies, and then begin to narrow down exactly where we want to purchase a home. We were reluctant at first because we wanted to "buy" right away, but Dave looking out for our best interests and knowing either of us have not been to Phoenix in over 10 years- we should wait patiently and decide a location once settled for a short period.  Dave was even able to set it up so it was month to month, so that we would not miss out on any properties we saw from the get go, and not loose money on a lease.

All we have to say is "Trust Dave, he knows, he cares and he is the best advocate any buyer could have". He is " Your best friend in the real estate market".

Dave simplified the process of buying a home.  I purchased a fixer upper that needed a lot of work!  Every time I mentioned a project that I wanted to do, Dave knew where I could get quality service to help with the project.  He has helped make this my home.  I feel comfortable letting everyone know how painless it was to buy a home with Dave.  

David Simkins was an excellent, thorough, knowledgeable, and highly accessible during our recently concluded home search.   We started with very little idea of what exactly we wanted, and he was very patient with us as we went through the process of narrowing down home styles, neighborhoods, and price range.   He always noticed things  - both good and bad - at properties we were visiting, that I definately would not have picked up on my own.  He also had an excellent knowlege  of homebuilding quality, the quality and legality of renovations that had been made, the costs of fixing problems, and various areas of the Valley.  He seemed to have a friend in every neighborhood and was able to give me not only book data on areas, but also insight from his personal friends into the neighborhoods.  In the end, we got a house we really love, in a great neighborhood, at a price we were very happy with.   And afterwards, he was extremely helpful in directing us towards various handymen and contractors for any work we wanted to do.  Thanks again, David!

I want to begin by saying I rarely recommend anyone for anything ...... this exception is for Dave Simkins.  Since his release from the mental ward he has been doing an exceptional job as the gardener at the state hospital.  But on occassion he steals a car and will take anyone around to check out homes or property for sale.  He is kind and actually very knowledgable and will strive to find you a doll house or castle.  He admits that the majority of his clients are from referrals......well that must say something about the guy.  I myself contacted Dave from a referral and I am pleased to say the referral was valid and I recommend Dave to everyone ...... Dave guided me, provided necessary information that I had no idea existed, took hours and introduced me to numerous homes and finally we found the house of my dreams.

Dave is the best all around real estate agent in the Valley. He is one of the few who actually knows what he is doing. I trust him 100% to always be honest with me and give me the best advice.

I used David to get out of a bad estate probate situation.  He netted the estate an additional $100,000 in one day on the market.  He was honest, super helpful and professional.

As an HVAC tech, I perform 5-10 inspections per week that are part of real estate transactions. So I deal with lots of real estate agents (all of which are constantly asking for my business and referrals). But I can confidently say that David S. from Scottsdale is the best! He is a consummate professional who never misses the details but still somehow manages to be extremely personable and easy to deal with.
